Can you hold a place before I apply?
Rental properties are offered on a first-come, first-served basis to applicants with a completed application and required fees. To secure a home, we encourage prospective residents to apply as soon as possible. Once approved, a holding fee is required within 24 hours to reserve the property. This fee is non-refundable but will be applied toward the security deposit once the lease is signed and the resident takes possession of the home. -
Do I pay first month’s rent and last month’s rent with my security deposit?
Move-in costs vary by property, but typically include the first month’s rent and a security deposit. Some properties may also require the last month’s rent. Residents are required to pay a full month’s rent at move-in, with any prorated rent due the following month. However, if moving in on or after the 25th of the month, tenants must pay both the first month’s rent and the prorated rent before their move-in date. -
How old do you have to be to apply?
Applicants must be of legal age to enter into a lease agreement, which is typically 18 years or older. -
Is the deposit refundable?
Yes, the security deposit is refundable—provided that all lease terms have been fulfilled, there is no damage beyond normal wear and tear, and the unit is left in clean condition. Deductions may be made for unpaid rent, excessive damage, or cleaning fees.
Security deposit refunds are processed within 45 days after the tenant’s move-out date, as long as a valid forwarding address has been provided.
If a tenant breaks their lease, the move-out date used for calculating the 45-day refund period will be considered the day before a new tenant takes possession of the property. -
Who needs a cosigner?
A cosigner may be required if an applicant does not meet the income, credit, or rental history requirements. Cosigners must meet financial qualifications and sign a guarantor agreement. -
You have a property I want to rent. How do I apply?
Applications must be submitted online. A completed application, application fee, and necessary documentation (such as proof of income and identification) are required. -
How do I pay rent?
Rent payments can typically be made online through your tenant portal, via automatic bank transfer.
Please note: If your rent is late, payment must be made in person using a cashier’s check or money order, and must include any applicable late fees as outlined in your lease agreement. -
I want to get a pet. What do I do?
Before bringing a pet into your home, please review your lease agreement and contact management for written approval. Some properties allow pets with an additional pet deposit and/or monthly pet rent, and pet restrictions—including breed and size—may vary by property.
Important: Pet sitting or allowing any pet on the premises without prior written approval is a lease violation and may result in a penalty fee as outlined in your lease. All pets must be screened and approved through our pet screening process prior to entry. -
I want to move out, but my roommate wants to stay. What do I do?
Lease agreements typically require all tenants to be responsible for the full lease term. If one tenant wants to stay, they may need to qualify on their own or find a replacement tenant with approval from management. -
My lease expiration is coming and I want to move out. What do I do?
A 30-day written notice is required before moving out. Be sure to check your lease for specific details and submit your intent to vacate to info@doorbellmgmt.com by the deadline to ensure a smooth transition. -
Who is responsible for paying for repairs & maintenance requests?
The property management company handles routine maintenance and repairs, but tenants may be responsible for damages caused by negligence or misuse. All maintenance requests should be submitted promptly through the appropriate channels. -
How long does it take to receive my security deposit refund after moving out?
In accordance with the Oklahoma Landlord and Resident Act, security deposits are refunded within 45 days of move-out, provided there are no outstanding balances or damages beyond normal wear and tear. -
Can I have a friend or significant other move in with me?
All occupants must be approved in writing by management prior to residing in the unit, regardless of relationship status. They are required to submit an application for background check purposes. Unauthorized occupants may be considered a violation of your lease and could result in penalties or lease termination.
